Inset: Eildon Mansion

The best-known of Grey St’s great homes was Eildon Mansion, built in 1877 by the wealthy pastoralist John Lang Currie. After many years as a guesthouse, Eildon was bought in 2006 by the Alliance française of Melbourne and has been restored. Other mansions have been cut up into apartments or backpackers’ hostels. Another well-known landmark on the street in the 19th century was the St Kilda Coffee Palace, now a backpackers’ hostel.

Demographics:  There is a range of both long-term residents and speculative investors along Grey Street.

Construction Nearby Underway: Rhapsody, on St Kilda Road by Ubertas joins its sister building 505 St Kilda Road. There is also a contentious ongoing debate about the re-development of the St Kilda Triangle. Find out more about this topic by clicking here.

Forecast for the 2010-2011 Financial Year: We envisage that continuing owner occupier interest and buying power will keep the market buoyant in St Kilda for the second half of 2010. Dependant on bank interest rates, we could experience a flattening of the market in 2010 in the plus $500,000 sector. Grey Street offers a unique buying opportunity in popular and well-known neighborhood which should cushion it from too many market fluctuations.
