Dalgety Street St Kilda Financial Review

July 6, 2010

Anil Kapoor presents an annual rundown on all the activity essential for Dalgety Street owners to know. This will be updated for you and emailed out in a link every quarter.

Dalgety Street in St Kilda runs between Grey Street and Princes Street. It consists of regal Italianate homes, 70’s apartments, 1940’s deco apartments and more contemporary residences. It has a colourful history in association with the prostitution on Grey Street.

J.H. Dalgety owned a large parcel of land on St Kilda Hill, roughly between Grey and Princes Streets, known as Dalgety’s paddock. In 1853 it was subdivided and sold off, creating Dalgety, Gurner and Burnett Streets. On this land were built many of St Kilda’s early mansions as well as a number of speculative terrace developments, such as Oslo and Eden Terrace, aimed at the upper middle class rental market.

Demographics:  There is a range of both long-term residents and speculative investors along Dalgety Street. Dalgety Street is very close to Fitzroy Street which is known as a ‘social zone’, and as such the tenants and owner-occupiers often enjoy the lively party vibe of the area.

Construction Nearby Underway: Rhapsody, on St Kilda Road by Ubertas joins its sister building 505 St Kilda Road. There is also a contentious ongoing debate about the re-development of the St Kilda Triangle. Find out more about this topic by clicking here.

Forecast for the 2010-2011 Financial Year: We envisage that continuing owner occupier interest and buying power will keep the market buoyant in St Kilda for the second half of 2010. Dependant on bank interest rates, we could experience a flattening of the market in 2010 in the plus $500,000 sector. Dalgety Street offers a unique buying opportunity in an upwardly mobile neighborhood which should cushion it from too many market fluctuations.
